Culver City Adjacent High Rise Planned Across from Sony

When what was once an auto repair shop became a vacant business, a Hong Kong based real estate firm lost no time in getting the site for an apartment building with a plan to be complete by December of 2023.

The corner of Washington Boulevard and Motor Avenue is located in Los Angeles, directly behind Sony Pictures Entertainment. The Hong Long based Guo Rui Group plans to construct a seven-story building with 139 studio, one-, and two-bedroom apartments above two thousand square feet of ground-floor retail space and 140 parking spots.

According to UrbanizeLA, the Guo Rui Group entitled the project using Transit Oriented Communities incentives to permit a larger structure than otherwise allowed by local zoning rules. The developer will set aside 14 apartments as deed-restricted affordable housing at the extremely low-income level in exchange for the incentives.

Designed by Kevin Tsai Architecture, the contemporary low-rise structure will feature a U-shaped footprint wrapping a podium-level courtyard. Other open spaces would be provided through a series of setbacks and terrace decks.

Directly across Motor Avenue, California Landmark Group is looking to redevelop the site of the former Beit T’shuvah Thrift Store with a 112-unit apartment building.
