
The meeting of the Culver City Planning Commission on Wednesday, Sept. 24, 2024 saw a four to one vote to recommend a housing development to replace the former Retting Gun Store. The proposal, from the West Hollywood Community Housing Corporation, is titled ‘Washington Palms’ and will offer 67 units of affordable housing. The ground floor will feature five artist lofts and a store front gallery space, bringing creativity front and center.
From the proposal, WHCHC offers “The project is designed to be fully self-operating, requiring no Project-Based Vouchers or ongoing City subsidy. Over the first 15 years, the project is projected to generate more than $2.3 million in net financial benefits for Culver City, representing a mutual long-term investment in stability, equity, and growth.”
Planning Commission Chair Darrel Menthe was the lone ‘no’ vote.
Focusing on both Culver City’s historic buildings and creative economy, the WHCHC included that Washington Palms will have “a gallery storefront to create a cultural hub that enlivens the streetscape and promotes walkability. Drawing inspiration from the historic Culver Hotel, the design blends classical details with modern sensibility, while indoor and outdoor gathering spaces foster connection among residents and the neighborhood.”
The stretch of Washington Boulevard between Elenda and Sepulveda has been increasing in glamour over the last decade, from the opening of Copenhagen Bakery and Millcross Coffee to the effusive public art projects at both La Ballona Elementary and the former gun store. The proximity of the site to both the school and Tellefson Park make this site very attractive for a a family-oriented affordable housing development.
The proposal will be presented to the City Council for final approval. If approved, the plan calls for groundbreaking in spring of 2027.
