On September 12, 2024, Hackman Capital Partners announced that it has formed a strategic alliance with Laurie Samitaur Smith, of Samitaur Constructs, to manage the Conjunctive Points Portfolio. These unique buildings located in Culver City’s Hayden Tract have been lauded internationally as a transformative urban revitalization effort that has defined the contemporary standard for adaptive re-use and redevelopment. Once a neglected post-industrial zone, Samitaur’s artistic alliance with architect Eric Owen Moss has created an urban landscape like no other.
“Laurie and her late husband Frederick were really the first pioneers of the Hayden Tract, when they acquired land in the 1970s and began to reposition the vintage industrial area into the diverse and vibrant mixed-use neighborhood it has become today,” said Michael Hackman, founder and CEO of Hackman Capital Partners.
Conjunctive Points has a long history of attracting creative and leading-edge firms in technology, media, and advertising. Current tenants include shoe maker Nike, video gaming giant Scopely, and the double Michelin-starred restaurant Vespertine.
The buildings, designed by award-winning Eric Owen Moss Architects, have received extensive worldwide press and many distinguished accolades. Moss, now in his eighties, was the subject of a profile in The New Yorker in 201o. He called the concept ‘the New City’ and offered that cities were created “one building at a time.”
The National AIA honored Eric Owen Moss Architects’ Conjunctive Points with their prestigious Twenty-five Year Award for creating an unprecedented “model for city re-thinking, for politicians, planners, developers, architects, and creative office users around the globe.”
