London-based entertainment company Frame Store has signed a long -term lease with landlord Industry LTD to occupy 12,500 square feet at 3500 Helms Avenue in Culver City in a transaction valued at approximately $7 million, announced Jim Jacobsen and Scott Rigsby of Industry Partners who represented the landlord in the transaction.
Frame Store, a London-based visual imaging firm whose clients include Hollywood studios and advertising agencies, will relocate from its current Southern California facilities in Santa Monica. Frame Store is expected to take occupancy in February. The Frame Store lease brings 3500 Helms to 100 percent occupancy.
3500 Helms Street is the adaptive reuse of a 16,000 square-foot industrial and warehouse building. Industry LTD acquired the vintage 1930s building in November 2011 and immediately undertook a $2.5 million capital improvement program.
Los Angeles-based Industry LTD is a commercial real estate firm, which specializes in the development of creative office and urban retail space for its own portfolio as well as for landowners, investors and tenants.
